Our range service includes:

  • Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property
  • Advising you on compliance with the various safety regulations
  • Guaranteed rent with legal protection
  • Locating suitable tenants
  • Accompanied viewings 7 days a week
  • Credit searching, vetting & fully referencing all tenants through our nominated independent referencing company
  • Preparing a suitable tenancy agreement and arranging signature by the tenant
  • Collecting and holding as stakeholders a deposit (bond) from the tenant
  • Registration of deposit into a recognised scheme
  • Transfer of utilities into the tenants name
  • Preparing an inventory and schedule of condition, to include photographic evidence
  • Arranging any necessary repairs or maintenance, subject to your approval
  • Regular property inspections during the tenancy
  • Dispute and arrears resolution at end of the tenancy if required
  • Issuing & serving of appropriate legal notices
  • Setting up of Energy Performance Certificate in accordance with legislation

Breakdown of costs:

  • Tenant find fee : Up to the equivalent of 1 full months rent plus vat to include deposit registration. (subject to the value of the rent)
  • Management fees : 7.5% - 10% plus vat
  • Inventory : £99 -£149 plus vat
  • Tenancy renewal : £50 plus vat

Breakdown of Costs for Tenants

  • Rent
  • Holding deposit (capped at one week’s rent)
  • Tenancy Deposit (equivalent to either one month’s rent or 5 week’s rent)
  • Default fees for breach of contract
  • Utility bills (if not included in your rent)
  • Council Tax (if not included in your rent)
  • TV License (if not included in your rent)
  • Internet, landline, cable, satellite telephone (if not included in your rent)
